Bank Statement Home Loans - Northern Virginia

Your tax return says one thing. Your bank account says another. Let's use the bank account.

If you are self-employed and your tax return income does not reflect your actual cash flow, a bank statement program may let you qualify using 12 or 24 months of deposits instead. The first step is a free income analysis - no credit pull required to start.

The income documentation gap

Your CPA is doing their job. That is the problem.

A good CPA minimizes your taxable income - and that is exactly what you pay them to do. But when a conventional mortgage underwriter looks at your tax return and sees low taxable income, they offer you a lower qualifying loan amount or decline you entirely. The income you deposited every month is invisible to them. Bank statement programs solve this by analyzing your actual deposits - not what the tax code chose to count.

How the bank statement path works

Three things the program does differently

1

Deposits replace tax returns

Instead of tax returns and W-2s, the lender analyzes eligible deposits from 12 or 24 months of your personal or business bank statements to calculate a qualifying monthly income figure.

2

Your business type is already supported

Whether you are a sole proprietor, LLC owner, S-corp, 1099 contractor, or freelancer - if you have been self-employed for at least two years and your CPA can verify it, you are likely a candidate for analysis.

3

The income story matters as much as the number

The lender wants to see consistent, explainable deposits. We walk through what a strong income presentation looks like and what common mistakes - large unexplained deposits, co-mingled accounts - look like before you apply.

The concept at a glance

What the bank statement path involves

An illustrative picture of the documentation approach - not an offer or quote.

12 or 24 months
Bank statements showing your actual deposit history replace conventional income documentation
Personal or business
Your lender reviews how income flows and selects the statement type that best reflects your cash flow
CPA letter required
A letter from a CPA, enrolled agent, or licensed tax preparer verifying self-employment is a required part of every file

These are non-QM (Non-Qualified Mortgage) programs. Not all applicants will qualify. Program parameters, income calculation methods, and documentation requirements vary by program and are subject to change without notice. This is not an offer or commitment to lend.

Your path from analysis to keys

Four steps from income story to closing

Free income analysis call

We review how your income flows through your accounts - business, personal, or both - and identify which statement path is likely to produce the strongest income picture. No credit pull required to start.

Statements gathered and analyzed

You collect 12 or 24 months of clean, complete bank statements. We walk through the deposit history with you, flag anything that needs explanation, and produce a qualifying income estimate.

Pre-approval and home search

Armed with a clear income figure and a pre-approval, you search for homes knowing exactly what you can support. Your offer is backed by a lender who understands your situation and has already reviewed your documentation.

Underwriting and close

The underwriter reviews your statements, deposit history, CPA letter, business documentation, and credit. We manage the file through conditions and closing so the income analysis you did upfront pays off at the closing table.

Good questions

What self-employed buyers ask most

What does "non-QM" mean?

Non-QM stands for Non-Qualified Mortgage - a loan that does not meet the documentation standards of conventional agency programs like Fannie Mae and Freddie Mac. Bank statement programs are non-QM because they use deposit analysis instead of tax returns. They are not subprime - they have full Ability-to-Repay standards under federal law. They simply allow a different form of income documentation.

How does the income calculation work?

The lender reviews eligible deposits across your statement period, removes transfers, loan proceeds, and non-income items, and arrives at a calculated monthly income figure. The method and what counts as eligible income varies by program and whether you are using personal or business statements. We walk through how this applies to your specific deposit history in the free income analysis call.

What is the CPA letter and why do I need it?

A letter from a CPA, enrolled agent, or licensed tax preparer verifying that you are self-employed and have been for at least two years is a required part of every bank statement loan file. It does not need to be long - it needs to confirm your business, your self-employment, and in some cases your ownership percentage. We tell you exactly what the letter needs to cover so you can get it quickly.

Will you pull my credit?

The free income analysis conversation starts without any credit pull. We review your income picture, your deposit history approach, and give you a sense of what might be possible first. A hard credit pull is required only when you formally apply and decide to move forward.

What if my deposits are not perfectly consistent month-to-month?

Seasonal income, variable-project businesses, and fluctuating deposit patterns are common among self-employed borrowers. The lender looks at the full 12- or 24-month picture - not just one or two months. We discuss your specific pattern and help you understand how the lender will read it before you apply.
