The question is how to unlock it wisely - covering the capital gains exclusion, timing the sale, choosing the right way to buy the next place (cash, conventional, or a Home for Purchase structure), and making sure you come out ahead financially. More complex than it looks

A long-held home comes with a long list of decisions.

After 20 or 30 years, the gain on your home can be substantial - and navigating the capital gains exclusion, stepped-up basis rules, and sale timing requires careful coordination. Then there is the purchase: pay all cash and preserve liquidity? Finance part and invest the rest? Or use a Home for Purchase loan concept (often called a reverse-for-purchase) to buy with a large down payment and eliminate the monthly mortgage payment entirely? Each path has real trade-offs. We map them out for you before anything is decided.

Good questions

Things people ask first

What is a Home for Purchase loan?

A Home for Purchase (sometimes called a reverse mortgage for purchase or H4P) is a concept where a borrower aged 62 or older uses a large down payment from the sale proceeds and a reverse mortgage structure to buy a new home - without a required monthly mortgage payment. This page discusses the concept only and is not an offer to lend. Specific terms, eligibility, and loan details are disclosed in a formal application process. Independent HUD-approved counseling is required before proceeding.

Do I owe taxes when I sell?

Married couples who have lived in the home as a primary residence for at least 2 of the last 5 years can exclude up to $500,000 of gain from federal capital gains tax. Beyond that amount, the gain may be taxable. The specifics depend on your filing status, how long you have owned, and other factors. We provide an illustration; your CPA provides the tax advice.

Should I pay cash for the next home?

It depends. An all-cash purchase simplifies the process and eliminates a monthly payment, but it ties up liquidity that could be invested. Financing part of the purchase frees up cash - at the cost of a monthly payment. The Home for Purchase concept offers a middle path. We model all three so you can decide.

What if the market drops before I sell?

Timing the market is difficult. We can help you understand your break-even at various price points and what your net looks like across a range of scenarios - so you go in with realistic expectations.
