DSCR Investor Loans - Northern Virginia

The property qualifies. Not your paycheck.

DSCR investor loans qualify on the rental income the property generates - not your W-2, not your tax return, and not your personal debt-to-income ratio. Programs typically allow no cap on financed properties and closing in an LLC. If you have been told you cannot finance investment property because your personal income does not qualify, this conversation may change that.

The problem conventional loans create

Your portfolio growth should not be limited by what your tax return says.

Conventional agency investment loans cap you at 10 financed properties, require full personal income documentation, and develop a debt-to-income ratio that includes every property you already own. For self-employed investors, business owners, and anyone who writes off legitimate expenses on their taxes, this means qualifying income on paper is far lower than actual cash flow - and growth stalls. DSCR programs are specifically designed to solve this problem.

How DSCR loans are different

Three things that change the game for investors

1

The property qualifies itself

The lender looks at one thing: does the property's rental income cover its total housing payment? If yes, you can typically qualify. No W-2 review, no tax return analysis, no personal income documentation of any kind.

2

No personal DTI calculation

Because personal income is not used, no debt-to-income ratio is developed. Your existing debts and other properties are not part of the qualifying equation - only the subject property's rental picture.

3

No limit on financed properties

Unlike conventional agency loans, DSCR programs typically have no cap on the number of investment properties you can finance. Serious portfolio builders can keep growing without hitting an arbitrary ceiling.

The core concept in plain language

The property's rent covers the mortgage payment - that is the qualification.

An illustrative Northern Virginia investor scenario. Concept only - no rates, no payment amounts, no specific program terms.

Rental income
Established by the lease agreement or the appraiser's market rent estimate
No W-2 needed
Personal employment and income are not verified or documented on DSCR loans
LLC vesting
Programs typically allow closing in an LLC or other business entity

Concept descriptions only. Specific program parameters vary by product and are subject to change. Not an offer or commitment to lend. Not all borrowers or properties will qualify. Per current CrossCountry Mortgage program guidelines, subject to change.

Your path from concept to keys

Four steps to your first DSCR investment property

Clarify your investment goals and deal criteria

Before running any numbers, we define what you are trying to accomplish - cash flow, appreciation, portfolio scale, or some combination - so we can evaluate deals against the right criteria.

Free strategy call and deal review

We walk through the DSCR concept applied to a property type and market rent range that matches your target. No credit pull required for this conversation.

Pre-qualification and property search

Armed with a clear understanding of what deal profile works for DSCR, you and your agent can search for properties whose rental income credibly covers the housing payment.

Appraisal, underwriting, and close

Once you have a property under contract, the appraisal establishes value and market rent. Underwriting focuses on the property and your credit - not your tax return. We manage the file through to closing.

Good questions

What investors ask most

Do I need personal income documentation to qualify?

No. On a DSCR loan, personal employment and income are not verified or documented. The qualifying analysis focuses entirely on the subject property's rental income relative to its total housing payment. This makes DSCR programs particularly useful for self-employed investors and business owners whose tax returns show lower income than their actual cash flow.

Can I close in my LLC?

Programs typically allow closing in an LLC, corporation, or partnership. The exact entity vesting requirements, pre-close review process, and restrictions vary by program. We walk through this in our first conversation.

What if the property does not have a tenant yet?

If there is no existing lease agreement, programs typically use market rent established by a licensed appraiser's rent schedule on the subject property. If a lease exists, programs generally use the lower of the lease rent or the appraiser's market rent estimate. We explain how this affects deal selection during the analysis call.

Is there a limit on how many properties I can finance this way?

DSCR programs commonly have no cap on the number of financed investment properties - a significant difference from conventional agency loans, which limit investors to 10 financed properties. This is one of the primary reasons portfolio-scale investors rely on DSCR programs.

Will you pull my credit?

The first strategy conversation does not require a credit pull. A credit review is part of the full application process and happens only when you decide to move forward on a specific property.

Do you guarantee I will qualify?

No. Whether any specific borrower or property qualifies depends on the full application, credit review, appraisal, underwriting, and program eligibility requirements. This is an educational resource to help you understand whether DSCR programs may apply to your situation.
