The gap most buyers miss

There is a conventional path built for moderate incomes. Most buyers who qualify do not know it exists.

HomeReady and Home Possible were designed to serve buyers with moderate incomes who want the advantages of conventional financing. If your income is at or below 80% of the area median income for where you want to buy, you may be sitting on an opportunity you do not know about.

What makes these programs different

Three advantages that matter

1

Conventional, not FHA

A conventional loan structure rather than FHA. No FHA MIP for the life of the loan. Conventional MI cancels automatically when equity reaches the threshold per federal law.

2

Reduced MI coverage

The MI coverage requirement is lower than standard conventional at the same LTV. For eligible borrowers, that means a lower monthly MI cost than a standard conventional loan at the same down payment amount.

3

Not just for first-timers

Repeat buyers qualify if their income is within the AMI limit and they meet program requirements. If you sold your last home and are buying again within the limit, these programs may still be available to you.

Your road to keys

Four steps to HomeReady or Home Possible

Check your AMI eligibility

We verify that your household income is at or below 80% of the area median income for your target property location. We can do this in the first call using the Fannie Mae or Freddie Mac lookup tool - takes minutes.

Start the homebuyer education course

At least one borrower must complete an approved online course before closing. We point you to the right course (Framework or HUD-approved equivalent) so you can start immediately - most buyers complete it in under a day.

Pre-approval and strategy call

With AMI confirmed and education underway, we run your full qualification picture - income, credit, and the comparison between HomeReady, Home Possible, standard conventional, and FHA - side by side.

Shop, offer, and close

Pre-approved with a solid program structure, you shop with confidence. We manage the loan through appraisal, underwriting, and closing - making sure education and income documentation close cleanly.

Good questions

What buyers ask most

How do I know if my income is within the limit?

Income limits are set at 80% of the area median income (AMI) for the property location - not your home address, the property you want to buy. The limit varies by county and census tract. We check it for you in the first call using the official Fannie Mae and Freddie Mac lookup tools. Some census tracts have no income limit under HomeReady.

Do I really have to take a homebuyer education course?

Yes - at least one borrower on the loan must complete an approved course before closing. The most common option is Framework, a Fannie Mae-approved online course that takes approximately 4-6 hours and can be completed at your own pace. The content is genuinely useful - most buyers who complete it say they feel significantly more prepared. We point you to the right course in the first call.

How is the MI different from FHA?

HomeReady and Home Possible use conventional PMI, not FHA MIP. Conventional PMI cancels automatically when your equity reaches the applicable threshold per federal law - no life-of-loan insurance. These programs also require less MI coverage than standard conventional at the same LTV, which can mean a lower monthly MI cost for eligible borrowers.

Can I use this if I am buying again after selling a previous home?

Yes, if your income is within the AMI limit and you meet program requirements. First-time buyer status is not required. We verify your eligibility in the first call.

Will you pull my credit?

The first conversation starts with a soft pull - a soft credit check that does not affect your score. A hard pull is required only when you formally apply, and we do that only when you decide to move forward.
