House Hacking - DMV Area

Live for less. Own an investment from day one.

Buy a 2-to-4-unit home, move into one unit, and let your tenants cover most or all of your mortgage payment. Owner-occupied financing means homeowner terms - no investor pricing required.

The hidden opportunity

What if your home came with built-in income?

Most buyers look only at single-family homes and accept that 100% of the mortgage comes out of their own pocket every month. Multi-unit buyers play a different game: they borrow under owner-occupied rules, move into one unit, and collect rent from the others. The result is a lower net housing cost - often dramatically lower - while building equity in a property worth more than most starter homes.

Why house hacking works

Three advantages most buyers overlook

1

Owner-occupied terms

Finance a 2-4 unit building with owner-occupied FHA or conventional terms rather than the investor terms required for pure investment properties. We explain what changes when you live in one unit.

2

Rent counts as income

Lenders let you count a portion of the expected rental income when qualifying, so you may qualify for more than you think - even with the new mortgage payment.

3

An investment from day one

You are not just buying a home - you are buying a rental property that you happen to live in. Appreciation and paydown work on the whole building, not just your unit.

How it works

Four steps from interest to income

We run your numbers first

Before you look at a single property we check your income, down payment, and qualifying scenario using local rental comps - so you know exactly what you can do.

Find the right property

Your Realtor targets 2-to-4-unit properties in your price range. We brief them on the qualifying rules so everyone is working from the same picture.

Lock in owner-occupied financing

We issue your pre-approval under owner-occupied guidelines, locking in the better rate and lower down-payment tier before you make an offer.

Close, move in, collect rent

You move into your unit, tenants stay in (or move into) the others, and their rent hits your account starting month one.

Good questions

Before you apply

What are my down payment options on a multi-unit?

Owner-occupied FHA financing is available on a 2-4 unit property for qualified buyers, and conventional options are available on a duplex as well. We will confirm which fits your situation and the exact figures when we review your file.

Can I count the rent when qualifying?

Yes. Lenders allow a percentage of expected market rent (typically 75%) to be added to your qualifying income, which can increase the loan amount you qualify for significantly.

What if the other units are vacant when I buy?

We use market rent estimates from an appraiser, not actual leases, so a vacant unit at closing is not a problem for qualifying.

I have never been a landlord. Is this realistic?

Many first-time buyers start with house hacking precisely because it is manageable - you are on-site and dealing with one or two tenants. We can connect you with a property manager if you prefer a hands-off approach.

What happens to my rate when I eventually move out?

Your rate does not change - you locked it in as owner-occupied. The loan stays as-is; you simply become a remote landlord. We will walk through the rental income rules that apply at that point.

Does it affect my credit score to apply?

We start with a soft pull, no impact to your score. A hard pull only happens when you are ready to move forward with a full application.
