More complex than it looks

A retirement move comes with a long list of decisions.

After 20 or 30 years, the gain on your home can be substantial - and navigating the capital gains exclusion, sale timing, and proceeds planning requires careful coordination. Then there is the purchase: pay all cash and maximize liquidity? Put down a portion and use a forward mortgage that qualifies on retirement income or assets, keeping more proceeds free? Or 62+ and want to eliminate the monthly mortgage payment entirely with a HECM for Purchase? Each path has real trade-offs. We map them out for you before anything is decided - and a financial professional helps you think through what to do with the freed-up proceeds.

What you get

A plan that puts your retirement first

1

Tax-smart sale planning

We walk through the capital gains exclusion, potential taxable gain, and timing considerations so you and your advisor go in with a clear picture. (We coordinate with your CPA - we do not give tax advice.)

2

Two forward purchase paths, compared

Pay cash ({{example.cashKept}} freed up) or use a forward mortgage qualifying on retirement income or assets, keeping {{example.fwdKept}} of your proceeds free. Both paths laid out honestly - monthly cash flow and liquidity implications side by side, with your actual figures built in your personal analysis. 62+? H4P can eliminate the monthly mortgage payment - we mention that option too.

3

Freed-up proceeds and your retirement plan

Proceeds not used on the home can be put to work. {{guest.name}} ({{guest.role}}) helps explore what options are available - general and illustrative, under their own firm's disclosures, separate from the mortgage side.

Good questions

Things people ask first

Can I qualify for a mortgage in retirement?

Yes, in many cases. Lenders can qualify borrowers on documented retirement income (Social Security, pension, distributions) as well as asset depletion methods. We cover the common paths in detail during the consultation.

What is a HECM for Purchase and is it right for me?

A HECM for Purchase (H4P) is a concept where a borrower aged 62 or older uses a large down payment from the sale proceeds and a reverse mortgage structure to buy a new home - without a required monthly mortgage payment. You still pay property taxes, insurance, HOA dues, and maintenance. This page discusses the concept only and is not an offer to lend. Independent HUD-approved counseling is required before proceeding.

Do I owe taxes when I sell?

Married couples who have lived in the home as a primary residence for at least 2 of the last 5 years can exclude up to $500,000 of gain from federal capital gains tax. Beyond that amount, the gain may be taxable. The specifics depend on your filing status, how long you have owned, and other factors. We provide an illustration; your CPA provides the tax advice.

Should I pay cash for the next home?

It depends on your retirement goals. An all-cash purchase simplifies the process and eliminates a monthly payment, but it ties up liquidity that could support your retirement plan. Financing part of the purchase with a forward mortgage frees up more proceeds - at the cost of a monthly payment. We model both so you can decide.

Is this free?

Yes. The analysis and the initial consultation cost nothing. There is no obligation to proceed.
