A benefit too often left on the table

Most veterans never fully understand what they earned.

The VA home loan benefit is one of the best financial tools in existence - and one of the most misunderstood. Backed by the VA guaranty. No monthly PMI. Competitive rates. Reusable. Yet many veterans buy with conventional loans and pay thousands more than they have to, simply because they did not know their options.

What the VA loan gives you

Three advantages that add up fast

1

The VA guaranty

The VA guarantees a portion of the loan for eligible borrowers, which is what sets VA financing apart from a conventional loan. We explain how your entitlement works and what it means for your purchase.

2

No private mortgage insurance

Many conventional loans charge monthly PMI. VA loans have no PMI at all, which can lower your monthly cost significantly.

3

Reusable for life

Your VA benefit does not expire and it is not one-time. You can use it again and again - even to own multiple properties over time, depending on remaining entitlement.

Your road to keys

Four steps to using your VA benefit

Confirm eligibility and get your COE

We pull your Certificate of Eligibility directly from the VA - takes minutes in most cases. We handle this for you, so you do not have to navigate the VA portal alone.

Free strategy call and soft pull

We review your income, credit (soft pull - no score impact), and entitlement to show you exactly what you qualify for and what the payment looks like.

Pre-approval and home search

Armed with a VA pre-approval letter, you shop with confidence. Your Realtor knows what sellers see - a strong, qualified buyer using VA-guaranteed financing.

Close and own

We manage the VA loan through appraisal, underwriting, and closing. VA loans close on a timeline comparable to conventional - often within 30-45 days of an accepted offer.

Good questions

What veterans ask most

Am I eligible for a VA loan?

Generally yes if you are an active-duty service member, veteran who served the minimum required period, National Guard or Reserve member with qualifying service, or a surviving spouse of a veteran who died in the line of duty or from a service-connected disability. We verify your eligibility quickly by pulling your Certificate of Eligibility - usually in minutes.

Is there a VA funding fee, and can it be waived?

Yes - most VA borrowers pay a one-time funding fee (0.5% to 3.3% of the loan amount, depending on your service category, your down payment, and whether it is your first or subsequent use of the benefit). The fee is often rolled into the loan. Veterans with a service-connected disability rating of 10% or more are exempt from the funding fee entirely.

Can I use my VA loan more than once?

Yes. Your VA loan benefit is reusable as long as you have remaining entitlement. Once you pay off or sell a home, that entitlement is typically restored and you can use it again. In some cases, bonus entitlement even allows you to hold two VA loans at the same time.

How does a VA loan compare to a conventional loan?

A VA loan carries no monthly mortgage insurance. Most borrowers pay a one-time VA funding fee instead, which can be financed into the loan. We run the exact comparison for your price and profile.

Will you pull my credit?

The first conversation starts with a soft pull - a soft credit check that does not affect your score. A hard pull is required only when you formally apply, and we do that only when you decide to move forward.
